Salmon Beach Frequently Asked Questions

  1. 1. Are Salmon Beach (SB) properties freehold or strata properties?
All properties are freehold (fee simple), NOT strata or leased, and are not implicated with any First Nations land treaties. Properties are not charged strata fees but a portion of your property taxes goes towards common services administered by the Salmon Beach Owners Association (SBOA).
  1. What are the building by-laws at Salmon Beach?
The Regional District has set density restrictions, which permits a 560 sq. ft. cottage with a 50% loft on properties of less than 9,400 sq. ft. The larger cottage of 768 sq. ft. plus 50% loft can be built on properties of 9,400 sq. ft. or greater. Contact us for details.
  1. Can one live full time at Salmon Beach?
The development is zoned and intended for recreational use only (maximum of 180 days per year). Each owner has a key for the gate and has access to Salmon Beach at any time throughout the year.
  1. What are the available services?
Underground electrical is provided by BC Hydro and run to the lot line of individual lots. Contact us for details about other services.

No. Utility vehicles are recommended but certainly not required; leave the Ferrari at home! The gravel access roads are graded six times per year for year round use.
